The pH Problem (Hot Walls)
Concrete and fresh stucco are highly alkaline (High pH). If you apply standard latex paint directly over them, the alkalinity burns the paint resin. The result? "Saponification"—the paint turns into soap and slides off the wall.
The Solution: Loxon Conditioner
MVK Reforms does not use cheap PVA primer. We use **Sherwin-Williams Loxon Conditioner**.
- Binds Chalky Surfaces: If your old paint leaves dust on your hand, Loxon glues it down.
- Balances pH: It neutralizes the wall so the topcoat can bond safely.
- Penetrates: Unlike paint that sits on top, this soaks into the pores.
The Water Test
Spray water on your wall. If it darkens (absorbs), you need a sealer. If it beads up, you are safe. We perform this test on every estimate.

- Equilibra el pH: Neutraliza la pared para que la capa superior se adhiera de forma segura.
- Penetra: A diferencia de la pintura que se asienta encima, esto penetra dentro de los poros.
La Prueba del Agua
Rocía agua en tu pared. Si se oscurece (absorbe), necesitas un sellador. Si forma gotas, estás a salvo. Realizamos esta prueba en cada presupuesto.
